Other Details to Note

No smoking, parties, or loud noise past 10 pm out of respect for the neighbors. Please only park 3 cars in the driveway, do not park on the grass and be careful to not block any portion of the neighbor's driveway. Warning: neighbors will call have cars towed that block their driveway! PLEASE NOTE: We take guest security and safety seriously. No fraudulent bookings. After booking, guests must e-sign an easy, online hotel-style rental agreement. We may request an ID selfie upload for first- time stays or if you have no traveler review history, and either a damage hold (refundable) or damage waiver (non-refundable). House Rules

NO PARTIES! Please be respectful of the quiet neighborhood and observe quiet hours past 10 pm. No more than 3 vehicles in the driveway. Do not park in the grass. Do not block the neighbors' driveway. Absolutely no smoking anywhere on the property, including outdoors. This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. If you have any questions, just message us anytime! Happy to help! This Lease is entered into on the date hereof, by and between (“Owner”) and (“Renter”) for the property located in (“City”) and listed as (“Property”). 1. TERM: The term of the Lease shall begin on the arrival date of (“Date”) and end on the departure date of (“Date”) for (“Nights”). The property will be ready for occupancy no earlier than 3:00 PM on the arrival date and must be vacated no later than 10:00 AM on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. 2. RENT: The total rent is (“Amount”), payable at the time of booking. 3. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: (“People”). If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 4. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep all noise to a minimum between the hours of 10:00 PM and 7:00 AM. You and all other guests agree to abide by all applicable parking restrictions and limitations. 5. CARE OF PREMISES / DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or outdoor amenities that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over \$100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. 6. OWNER’S RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 7. INDEMNITY CLAUSE: Renter hereby agrees to indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of the Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. 8. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. 9. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. 10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The Owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 11. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. By signing this Lease, you acknowledge that you will comply with the terms of this agreement, and each party assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.

Book it! We did a stay-cation for my fiancés 36 birthday. We were able to celebrate with close friends and the house accommodates for all of that. Our friends loved the lower level- some played pool all night long! Cute fire pit outside and just overall perfect for entertaining. The hosts were very responsive, gave clear instructions, and friendly! Check-in and check-out was seamless. Several friends who came to celebrate with us asked us for the link to this Airbnb. Perfect for big families. HIGHLY RECOMMEND!!

My friends & I had a great and restful stay at Liz’s place in North Carolina. From booking to check out, Liz was incredibly responsive, kind, and helpful, which made everything seamless and stress free. The home was spotless, spacious, and exactly as described, with plenty of room! The location was convenient while still feeling quiet and peaceful, and the home had everything we needed for a comfortable stay.
